The large equipment shed is very well built and allows the farmer to shield his equipment from wind and rain. Located along Highway 49 West, the headquarters sit on five acres of highway frontage.
Headquarter Tract
The tract we refer to as the Headquarter Tract is located south of the town of Sunflower directly bordering Highway 49 West and the Sunflower River. Consisting of approximately 190 acres, the Headquarter Tract contains approximately 175 tillable acres, a grain bin complex, an equipment shed, and an equipment shop. This tract is not precision landformed, however it has a natural 2/10th fall allowing every acre to water down the row. Since the production of the tract is very good the current owner does not recommend to precision landform. Since the tract borders the Sunflower River, the fields drain into the river very effectively. The ditches bordering Highway 49 West are maintained by the county/state, thus the landowner can save on drainage ditch maintenance costs.
Fisackerly Tract
The tract we refer to as the Fisackerly Tract is located north of the town of Sunflower just off of Highway 49 (only one neighboring field separates Highway 49 from bordering the tract). The Fisackerly Tract consists of 199 acres of which 187 acres are tillable. The tract is broken down into five fields, four of which have been precision landformed. The current owner plans to precision landform the last field, consisting of 41 acres, this spring regardless if the tracts are sold (the very wet weather experienced in 2009 delayed his precision landforming plans). Should a positive purchasing decision be made, a requirement that this last field be precision landformed to specifications will be placed into the purchase contract. The purchase price includes the precision landforming of this field. This tract also has very good drainage, most of which is maintained by the drainage district; thus the landowner can also save on drainage ditch maintenance costs. Bordering fields may also become available for sale in the near future, allowing for contiguous expansion of this tract.
Hannah Tract
The tract we refer to as the Hannah Tract is located north of the town of Sunflower. It consists of 113 acres of which 111 acres are tillable. Only one neighboring field separates this tract from bordering Highway 49 West; the neighboring field may become available for sale in the near future allowing for contiguous expansion, as well as Highway 49 frontage. This tract is not precision landformed. Even though this field produces very well (three years ago it yielded an outstanding average of 220 Bushels per acre rice), we would more than likely recommend to precision landform this tract in the near future. The drainage ditch bordering the south side is also maintained by the county. |
