If purchased by an investor, the farm would be leased to a tenant farmer on a crop share basis.  26.5% of rice harvested and 25% of other crops harvested such as cotton, corn, soybeans, and wheat will be allotted to the landowner as rent payment for the use of the land.  The farmer is responsible for seeking the financing and purchasing of all farming equipment and crop inputs such as seed, fertilizer, herbicides and insecticides.  Fischer Farm Services would manage the property for a fee of 6% of all revenues produced by the operation.

Average Farm Revenue Projection

Rice fields should be rotated with soybeans approximately every year.  We have included projections showing the expected approximate return by planting the farms half in rice and half in soybeans each year as much as possible.  Since mostly soybeans were planted in 2009, most of the acreage in 2010 will be planted in rice.  Thus we have included more detailed yearly projections for years 2010, 2011 and 2012 in the brochure.

All of the projections use the past average yield of 150 Bushels per acre for rice,  the past average yield of 50 Bushels per acre for soybeans, and the current average prices that farmers are able to receive for the past few years of $5.50 per Bushel of rice and $9.00 per Bushel for soybeans.  Currently farmers are able to receive around $6.50 per Bushel of rice and $10 per Bushel for soybeans.  In 2008 some of the farms we manage were able to receive an average price of $8 per Bushel of rice.
