Location
The farm is located in three separate tracts near the town of Sunflower, Mississippi in Sunflower County. All three tracts are very close to Highway 49W (with one tract directly bordering Highway 49W). The farms are approximately 10 miles from Indianola, 28 miles from Greenwood, 25 miles from Cleveland, and 35 miles from Greenville, MS. Thus the farms are centrally located in the heart of the Mississippi Delta with very easy access to grain elevators, Mississippi River shipping points, and various agricultural dealers and service centers.
Soil Type
The soils contained on all of the tracts are well suited for the production of rice with rotation with soybeans. The soils on the Headquarter Tract are somewhat mixed (lighter), which
again are well suited for the production of rice — but also should produce corn well. The same goes for about 37% of the soils located on the Fisackerly Tract.

The above photo was taken on the Fisackerly Tract facing north. The precision landformed fields aid in watering efficiently and effectively. Drainage is also faster, allowing for quick flushing of the rice fields.
